Description of Professional Services
Planning, design, and construction services for Village Commons Phase I, known as The Long Trail House, consisting of two, four-story structures, each having a gross floor area of 44,250 square feet, using BOCA Type 5A construction and providing two levels of below grade parking. All areas are fully sprinklered and there is a below grade connector between the two buildings.
- Services included foundation plan, framing plans for each floor and roof, details and sections of the foundation, details for superstructure framing, details for construction of wind frames, typical details, and specifications; develop performance specifications including live load and deflection criteria for premanufactured wood floor and roof trusses used in the framing of the building and precast concrete beams and slabs to construct the upper parking level.
