Description of Professional Services

In this multi-disciplinary project Pizzagali Construction Company partnered with DuBois & King to provide Velcro USA a new manufacturing facilty. DuBois & King provided program management, permitting, and multi-disciplinary engineering design (civil/site, structural, geotechnical, mechanical, electrical, plumbing) services for the first phase of development for manufacturing and office facility design/build project. Phase I included all site infrastructure for 234,000 SF manufacturing and office building. Also programming and master planning for future build-out of 160 acre campus.

Permitting services provided for planning board presentations and approval for site plan, NH Department of Environmental Services site-specific permits (erosion control, sedimentation control, drainage, etc.), local and state wastewater permits (for discharge exceeding 25,000 gpd) and NH Department of Transportation Driveway Access Permit, Air Quality Permits, as well as a complete Traffic Impact Study.

Project programming phase included collection and review of readily available information on the site and existing infrastructure; development of a conceptual site layout for the Master Plan and Phase I; development of a conceptual utility plan and grading plan for Phase I; schedule and attend a meeting with NH DES, site specific sections and the Town Zoning Administrator to review the proposed project and their respective review processes/requirements; schedule and attend a meeting with NH DOT to review the proposed project to establish traffic study requirements for access onto Route 108.

Site design phase included planning and design consideration for building, fire loop around building with hydrants at 500 foot spacing, approximately 200 parking spaces, water and sewer service lines, 24 foot wide paved loop road, buried power, gas and telephone service. Separate services provided for domestic water, process water and fire flow. All metering is provided within the building. Process and domestic wastewater are combined after leaving the building into a 12" gravity sewer line to the municipal sewer. Connection to the existing manhole on Route 108 included a drop constructed in accordance with Town/State standards.

Performed a full Traffic Impact Study that included obtaining one-day turning movement counts at NH 108 and multiple secondary road intersections; trip generation estimate; traffic impact analysis from plant traffic on NH108 and secondary road intersections, including examination of left turn lane warrants and signal warrants; Level of Service and capacity analysis for NH 108 between Blackwater Road and Interstate Drive; Safety Analysis, including a Sight Distance and Accident Analysis; prepared a report presenting the results and conclusions of the above studies.

Improvements to Route 108 included addition of 3.6 meter left turn lane; storage, taper and 275 meter deceleration lane; 183-meter taper on north side of intersection to accommodate left turn lane; 3.6 meter acceleration lane south of entrance with 304-meter taper. Water main was bored and jacked across Route 108.

Electrical design included site power distribution, parking lot lighting, and building interior lighting and power. Mechanical design included building HVAC systems, all plumbing and process piping, and consideration for special environmental requirements for some process operations. Structural design included perimeter foundation wall, soil-boring program, and design of a site retaining wall approximately 2.5 meters high by 91 meters long.
